Whether it’s preparation in training, paperwork and/or strategy, you must do what you can to avoid any concerns on auction day.
As the saying goes- if you fail to prepare, then prepare to fail!
Auction day is stressful enough without leaving things to chance. In this video Andy mentions a couple of key focus areas, but let’s break down the different components when preparing for auction day.
The outcome is quite binary- the property sells or it doesn’t.
The anxiety in a vendor is heightened unnecessarily if they have not been prepared for all outcomes. Therefore the listing agent and the auctioneer must run through every possible scenario with the vendor.
Then provide a solution for each outcome. That way they feel in control, and can make the best logical decision for them.
Profiling your buyers can provide a much better chance to ‘tune in before you broadcast’ your sale to them (credit: Rik Rushton).
In doing that your empathy to their situation will allow for better communication when the auction is underway.
Make sure that you have put all of your ‘must haves’ together in a container a couple of days before the auction. Why? If you need to replace, print or buy anything then you will have a day to remain organised! Anyone had the printer run out of ink on them…!!
Listing agents should know who from the team will be there on the day. He or She then needs to give clear direction to each team member as to what their role is when they arrive.
Remember- the brand is being judged, therefore every team member is going to be judged as a result. Listing agents don’t want their hard work undone by a team member who doesn’t have a clue!
Want to stream the auction? Making sure that you gain maximum exposure is so easy to do if you are prepared for it. Ask someone to film it, get GAVL booked in or at least have a plan in place if you post to social media manually.
A small amount of time in preparation allows you to think clearly about the task of bringing the deal together. After all, that is where the money is made, but it will only happen if you are ‘prepared’ to put the work in prior to auction day!
